    Berkeley Affordable Housing Videos

    The City of Berkeley and BART are working together to plan for new housing at the North Berkeley and Ashby transit stations. Redeveloping these stations will have a big impact on each of these neighborhoods and neighbors and other community stakeholders have strong feelings about how the sites should be developed. The city engaged Street Level Advisors to evaluate the financial feasibility of these development projects and in particular to consider how to maximize the level of affordable housing at each site. Because understanding the economics of development is necessary to fully participate in decisions about their future, we developed a series of short videos to provide neighborhood stakeholders with important background and context.

    Market Rate Housing
    Describes the process that a for profit developer goes through to evaluate the feasibility of a project and defines key terms.

    Affordable Housing
    Describes the process that a nonprofit developer goes through to evaluate the feasibility of an affordable housing project and defines key terms.

    Public Value Recapture
    Outlines the ways that the City and BART recapture the value generated through new building to provide critical community benefits including affordable housing.

    Inclusionary Housing Calculator

    This interactive tool published by Grounded Solutions Network was designed to help policymakers and advocates better understand the real estate economics related to inclusionary housing. The tool incorporates a complete real estate project pro forma but simplifies the inputs and outputs to allow users to focus on the key variables that drive project feasibility. Street Level Advisors led the development of the tool and defined the underlying financial model. We have developed custom regional models for the Twin Cities, Metro Vancouver and the Province of Ontario.

    This one-day workshop/discussion brought together local government staff, community advocates, economic development practitioners, and others who are working to bring healthy food retailers to underserved, low-income, urban, or rural communities.

    The event provided an overview of the many obstacles that make new store development challenging and highlighted some of the emerging best practices that have made new stores possible in previously underserved areas. The emphasis of the event was on discussion of the real world challenges that participants are facing and potential strategies to overcome them.

    This series of day long and multi-day workshops developed for the Local Initiatives Support Corporation’s national Center for Commercial Revitalization was designed to help community development corporations and local governments understand the unique challenges associated with neighborhood retail development. Courses were delivered in communities around the country including: Philadelphia, Providence, Indianapolis, San Francisco, Toledo, Jacksonville, San Diego, Seattle, Miami and Cincinnati.
